1. Definitions
In these Terms & Conditions:
- Agreement means these Terms & Conditions together with any service confirmation we provide.
- Service refers to the advisory programmes offered by angsahausa, including the Morning Viewing Programme, Lease Architecture Service, and Residence Wellbeing Programme.
- We / Us / Our refers to angsahausa, operating from 14 Holland Road, Singapore 278968.
- You / Client refers to any individual or entity engaging our Services.
- Content refers to documents, appraisals, tenancy packs, and other materials we produce in the course of a Service.
2. Acceptance of Terms
By engaging our Services or submitting an enquiry through our website, you confirm that you are at least 18 years old, have the legal capacity to enter into this Agreement, and accept these Terms & Conditions in full.
If you do not agree with any part of these terms, please do not proceed with an engagement.
3. Service Description
angsahausa provides real estate advisory services for residential rental clients in Singapore. Our programmes are described in detail on our Solutions page and in any service confirmation provided to you. We operate within Singapore's prime and mid-prime residential districts and do not currently serve commercial or industrial properties.
Services are subject to availability. We reserve the right to decline an engagement if we determine that we cannot serve a client's needs to a standard consistent with our values.
4. Client Responsibilities
You agree to:
- Provide accurate and complete information when requested by our team
- Attend scheduled appointments punctually or provide reasonable notice of cancellation
- Use Content produced by us solely for your personal residential tenancy purposes
- Not reproduce, distribute, or commercialise any Content without our prior written consent
- Communicate respectfully with our team at all times
5. Fees and Payment
Programme fees are as stated on our website at the time of engagement. All fees are denominated in Singapore Dollars (SGD) and are inclusive of applicable taxes unless otherwise stated.
- Morning Viewing Programme: SGD 180 per engagement
- Lease Architecture Service: SGD 700 per tenancy agreement
- Residence Wellbeing Programme: SGD 1,380 per calendar month
Payment is due upon receipt of invoice. Monthly programme fees are invoiced at the start of each calendar month. We accept bank transfer and major credit cards.
Cancellation and Refund Policy
Viewings cancelled with less than 24 hours' notice may attract a rescheduling fee of SGD 50. Lease Architecture engagements that are cancelled before work commences will receive a full refund. Monthly Wellbeing Programme fees are non-refundable once a month has begun, but the programme may be terminated with 30 days' written notice.
6. Intellectual Property
All Content produced by angsahausa โ including appraisals, tenancy packs, and written assessments โ remains our intellectual property until fees are paid in full. Upon payment, you receive a non-exclusive, non-transferable licence to use the Content for your personal residential tenancy purposes.
You may not reproduce or distribute our Content in any commercial context without our written consent.
7. Disclaimers
angsahausa provides advisory services based on information available at the time of engagement. We do not provide legal advice, financial advice, or structural surveys. Our appraisals and lease observations reflect professional experience, not legal opinion.
We make reasonable efforts to verify property and landlord information but cannot accept responsibility for inaccuracies in information provided by third parties.
8. Limitation of Liability
To the fullest extent permitted by Singapore law, our liability to you in connection with any Service is limited to the fees paid by you for that specific Service. We are not liable for indirect, consequential, or incidental losses arising from your use of our Services.
Nothing in these terms limits liability for fraud, death, or personal injury caused by our negligence.
9. Confidentiality
We treat all client information with strict confidentiality. We will not disclose your personal details, property preferences, or documentation to any third party without your consent, except where required by Singapore law. Our full data handling practices are described in our Privacy Policy.
10. Termination
Either party may terminate an ongoing Service engagement by providing 30 days' written notice. We reserve the right to terminate immediately if a client acts in breach of these terms or in a manner that compromises the safety or wellbeing of our team.
11. Dispute Resolution
These Terms & Conditions are governed by the laws of Singapore. In the event of a dispute, both parties agree to first attempt informal resolution through written communication. If a resolution cannot be reached within 30 days, the matter may be referred to the Singapore Mediation Centre before any legal proceedings are commenced.
12. General Provisions
- Entire Agreement: These terms, together with any service confirmation, constitute the full agreement between us.
- Severability: If any clause is found to be unenforceable, the remaining clauses remain in full effect.
- Waiver: Failure to enforce any provision does not constitute a waiver of that right.
- Assignment: You may not assign your rights under this Agreement without our written consent.
13. Changes to These Terms
We may update these Terms & Conditions from time to time. Significant changes will be communicated via our website. Your continued engagement with our Services after changes take effect constitutes acceptance.
